Former EAV Antiques Market for lease
« on: January 25, 2009, 05:40 pm »
8,800sf available in the former antiques market across from Blue Frog.  This space was once an A&P grocery store and would make a great market, drug store, music venue, or artist or antique market.

Asking $12,500 per month.  Plenty of parking included.

Didn't the antique market close because something else was planned there?  I noticed the offices in the old library are for rent again too.

Is Gene Kansas Developments an Inman Park Properties holding company, or are they sub-leasing some of the space while they use the rest?

Not affiliated with IPP, we are a brokerage and development company.  Jeff hired us to represent him on some of his properties.

Interesting. I would love, love, love to see something go in there that utilizes the entire space (i.e. an A&P ...). Are you representing anything else local / nearby of Jeff's?

12,500 a month? really? that seems a little ambitious.

That was my first thought.

And pimping it as a potential artist or antique market seems a little counter-intuitive, seeing as how a store just like that recently failed in that space.

The other listings of Jeff's we have are the old C+S bank on Moreland down by Kroger/Sunshine Plaza, the office space above Sabroso/Front Page News and the office space behind Fritti.

Real estate is all done on a price per square foot basis.  This place is approx $17/sf which is a deal for retail.  $12,500 may seem like a lot but 8,800sf is also a fairly large retail space; big space=big rent.  Walgreens or Trader Joes wouldnt bat an eye at rent like that.  Frankly an antiques market like what was there with each booth paying $200 a month would pay the rent there.

8800 sqft is a freakin barn. I presume y'all want to lease the whole parcel, and not subdivide it?

Space is ideal for a EAV pool hall.  Closest decent pool hall is Mr Cue, and that's a haul.  You could get 50 tables in there, with a solid bar scene, $12K would be nothing.

Pool hall, couple bowling lanes, some arcade games? Is there enough parking for a liquor license?

Yes, this all sounds like fun.

By the way, I think it's great to have you on here enlightening us about the retail space market. We amateur space-fillers always like to think about possibilities, so having some actual insight is great.

Speaking of Trader Joe's - is the 8,800 square feet too small for them? I would think probably so. But some kind of local market (not a hippie market) would be great.

C+S bank on Moreland is AWESOME!  Unfortunately it would be almost impossible for public space as it is nowhere NEAR handicapped accessible.  I wish I could buy it, put a huge fence around it and make it my house!
Yes, I agree, with that I knew someone close that smoked and went to chewing tobacca. Used a spit can which was yuck, and then the door of his car.~Denise
