I threw another suggestion at Trader Joe's for the 470 Flat Shoals building. Looks like their average store size is about 10,000 SF, but I figure it's worth a shot.

The other listings of Jeff's we have are the old C+S bank on Moreland down by Kroger/Sunshine Plaza, the office space above Sabroso/Front Page News and the office space behind Fritti.

Real estate is all done on a price per square foot basis.  This place is approx $17/sf which is a deal for retail.  $12,500 may seem like a lot but 8,800sf is also a fairly large retail space; big space=big rent.  Walgreens or Trader Joes wouldnt bat an eye at rent like that.  Frankly an antiques market like what was there with each booth paying $200 a month would pay the rent there.
Fair enough--it certainly makes sense broken down like that.

I know some things, I guess, but the how retail leasing works definitely isn't one of 'em.  Thanks for explaining!

I'm glad to see active outreach into getting the property used.

Now, if you were interested in selling it, I'd be interested in buying it... (Quite seriously, I wish I'd had a chance to bid on that place before the deal was signed), and if you have anything similar sized for sale, please let me know. 

A non-smoking pool hall would be awesome!

C+S bank on Moreland is AWESOME!  Unfortunately it would be almost impossible for public space as it is nowhere NEAR handicapped accessible.  I wish I could buy it, put a huge fence around it and make it my house!

Jeff would sell the Antiques building.  According to tax records he paid $1.4M.  If you are serious give me a call to discuss, 404-635-0027.

The old C&S is for sale too. 

As for Trader Joe's, IPP already reached out to them and they aren't expanding at this time.  I would LOVE that in the 'hood though.  Also a Candler Park Supermarket type place would be great.  I am going to reach out to them.

There is enough parking for a liquor license because IPP owns the vacant lots next door.

The building would be hard to split because you would end up with two narrow very deep spaces, but we are open to it if a viable tenant wants half.

Not to put too fine a point on it, but Trader Joes or Walgreens wouldn't touch that building with a 100 foot pole. Is Inman Park Properties gonna give you the green light to actually repair and properly maintain these buildings for that cost??

(you are bearing the brunt for much frustration with IPP. That said, it is nice to see someone on here actually trying to do something with those buildings, so kudos to you for that)

I'd dispute the $17/sf being market around here; some businesses here have $12/sf leases and are just barely scraping by.  That's exactly the reason why we have so many empty storefronts and marginal businesses.  The foot traffic, visitors from outside EAV, etc., simply do not support the retail environment -- so, $17/sf ain't no bargain, when nothing else is really driving a good consumer base here. 

Owners of buildings -- particularly AA and IPP -- really need to be more realistic about tenants, put in good ones at good deals so businesses can grow and bring around the rents that they'd like to charge.  As it is, they're putting the cart before the horse in my opinion, and vitually assuring their properties' and the neighborhood's continued stagnation.

I want to make it clear that no one else will ever want this property, no one wants to rent or buy it and never will, so you'd all be doing me a favor, no... I'd be doing the landlords a favor by taking it off your hands for a crazy cheap price.  Just thinking aloud here.

That's ironic considering TMBG long standing tradition with non-traditional music distribution.  (Dial-a-Song, TMBG Internet Radio one of the first I think, all live shows available for download at $10 each)
Them and Fugazi get my awards for "most ethical towards fans" bands.
