There's a house listed on Gilbert that looks super nice from the pictures, and seems really well priced. Have you looked at that one?

Down near Confederate?  Yep.  I had some kinda big issues with it...though H was more open to it.

There is a foreclosure on Blake at Van Epps. Don't know price but great watchful neighbors and wonderful locale

I'll +1 May Ave. 1400 Block  that makes +2 but who's counting.. We are about to undertake a large remodel project, and make it our home for next decade. Its quite and the neighbors are easy to meet. We bought about 7 years ago and before we did check-out surrounding blocks. I would say also do a night time check to see whats happening. I believe you'll pick up on things like that.. Its a great time to buy on May there are 3 active remodels, 2 short sales and of course great neighbors.

Grouch: Green Stone Design, my neighbor here in OP who did the big Flat Shoals house, has just completed a really nice house on Hemlock Circle.  The house is under contract, but they are building another house on the empty lot right next to it which will be similar.  She said to tell you that if you want to walk through the one that's under contract she'd be happy to show it to you before the closing (which is in two weeks).  That way you could get a feel for what kind of work she does, and if you're really interested, you could work with her while the new house is being built.  Might be an interesting option!  Although it would mean living around the corner from me, heh.

All great stuff...but I think that stuff's out of our price range.  It's the reason our search has gone on so long.

Yeah, except for this nebulous idea that the next owners might care, I'd pay absolutely no attention to stuff like school districts. Just don't care. Is it close to what *I* want to be around? cool. Cheaper taxes b/c no APS? sweet. I'm actually in CoA, but couldn't tell you my school district. Though, I vote at Burgess Peterson, so maybe that district?

And here's where the wife realizes he never pays a goddamn bit of attention to anything she says....

we bought out place 7 months ago and we came by this house at LEAST 10 times before buying it.  we talked to the neighbors on either side of our place.  one family has been here for nearly 30 years. they gave us the lowdown.  the couple next door is in a reno and are younger and were also honest about the neighborhood and their experience.  we still love it and plan to raise our 2 girls in this house....

we live about a mile south of the village near Flat Shoals and Clifton.

This at the corner of Eastland and Ripplewater is about 1 1/2 miles from EAV and is in unincorporated DeKalb.

It was finished just as the market tanked and has never been occupied.

I'm not sure why (since it's in Uni-Dekalb and we have a daughter in WIA and therefore cannot go outside APS), but we looked at that one early on in our search - early June, I think.  It has an almost completely unworkable layout on the main floor.  You can see part of what I mean on photo #6.  That central space is unusable as anything...too small for a dining space, too central for a bonus room or office.  It has tons of bedrooms space, but no significant "living" space.  We aren't the 'live in your bedroom' type of family.  We have one television and most of our activity occurs in the living room and dining area and kitchen - areas in that house that are severely lacking.  As I understand it, the owner made his own mod's to the floor plan...and he's obviously not a space planner.

Like I said, though.  We aren't even going to consider anything not in APS as it would be giving up on WIA or ANCS altogether.

There is new listing for sale on Ormewood, right across from Red Robin Realty. Also, what about the newly renovated house on Woodland, almost at the intersection of Woodland and Emerson. Is that one for sale yet? It looks nice.

Best thing about that Ormewood Ave. one - walk to Freezonis! I bet that's on the flyer. That Woodland renovation (and expansion) is turning out pretty nice.

The Ormewood house:  nice, but not really much of an improvement over what we have.  Nicer kitchen and an extra br/bath.  The dug-out crawlspace was almost identical to ours...but there was a lot of water down there, which made me nervous.

Woodland house:  yeah...for a while we kept hoping a for sale sign would pop up, but I guess the owners plan to live there...damn them!  Ah well...probably too pricey for us anyway.

Yes, the owners have told the immediate neighbors that they plan to live there.  It is a vast improvement over what was there.

They had an open house at this address (794 Woodland, I believe) and IT...IS...AWESOME.

Way out of our price range, though.

The owner said they have two homes and they were listing both of them.  Whichever didn't sell first would be where they stayed and they prefer the Woodland house, which is why they are pricing it higher. 

Man...life must be so rough, having to decide which one of your two houses to live in.   :(~

There are 2 homes for sale on Van Vleck. One just had the sign put in the yard, kinda close to Flat Shoals, is a fore closeure I believe. The other further down the street towards Ora Ave has been for sale for a while now.

When buying a house look at the whole neighborhood, and the people. Look at as many houses as possible. Look into the heating, floors and are their any big repairs that need it now? Also, consider if you plan to retire there will it be easy to still live there? Yes, East Atlanta is a good area to live in, and I hope you find what you are looking for.

Hmmm...I do not know where you are.  How did I miss this post?

I was wondering if you'd checked this house out.  I hear tell (from Maura at Green Stone Design [who renovated the Flat Shoals house]) that it's been renovated but went into foreclosure.  I bet the price is right.

Of course, again, the only issue is you'd be living next to LClayton and around the corner from me. 

ETA: It's a 3/2 for $190K!
