A good comparison that comes to mind is the QT in Alpharetta at Haynes Bridge and - oddly enough - Devore Road.

Corner of a main thoroughfare and secondary neighborhood road at a signalized intersection. A big question in planning would be how is the access from Moreland handled? Currently there is no center turn lane or left turn lane going northbound on Moreland (because there's a left-turn lane going south). The Haynes Bridge QT has an issue because that's a divided road. So traffic entering or existing northbound all gets routed on to Devore.

Existing northbound from the Ormewood QT would be possible with a Moreland entrance, though doing that just north of a signal is a challenge. Entering northbound from Moreland would require the addition of a turn lane to make that a tolerable situation, and again you're talking about the complication of it being just north of a signal. Again, need to see what the plans say, but logic would seem to favor routing more entrance/exit traffic onto Ormewood since there is a turn lane coming north at that intersection and the signal provides access back for people continuing northbound.

Yea, "Devore" road, Ha!  It's not a very common last name.  We drive that all the time running Kevin up to his neck/back doctor at N. Fulton Regional Medical.  It's a nice shortcut between Haynes Bridge and Alpharetta Hwy.  We've stopped at that QT countless times. 

I don't see why you couldn't hadn't traffic in a similar manner at Ormewood/Moreland.  Ormewood could be widened to accommodate turn lanes there in the vicinity of those commercial tracts.

A few more things to consider about QT. . . they are all corporate-owned—no franchises. This is why they are always so clean. QT employees have more corporate standards they must uphold as part of their jobs.

Because of this, they are more likely to stand up to the thug element than those of an independently-owned gas station. They won't take any shit if thugs try to deal in the parking lot. And the fact that QTs are well-lit and so busy is a plus in my book. Plus they have more advanced security/camera systems than most gas stations. Employees who will call the cops/tell thugs to GTFO + well lit + busy + advanced security = not a thug-friendly place to hang out.

QT is a good place to buy gasoline, too. Because of their high volume, their gas is always nice and fresh.

And did I mention taquitos?  |:)|

Yeah, they could and I expect just might do what we're suggesting. And thus the concern about the impact on Ormewood. The little stubby un-aligned block is not ideal if you add this.

However, I will say that a QT makes a lot more sense away from the congestion of Moreland near I-20. Dropping a QT in where McDonald's is or something would be a total cluster. And based on my experience with QT locations, being away from that sort of congestion seems to be their m.o.

I love QT and hate not having one around. And while I'd prefer that corner become another little neighborhood commercial hub, a QT wouldn't be the worst thing in the world. But everybody should be aware that if QT goes in, Lady Liberties will disappear from that corner. I don't know that we can accept that.

it'd be a tight squeeze without rezoning the house on Hall... I've superimposed elements of the Haynes Bridge QT over the buildable area (shown in yellow) of Jiffy Grocery... they have to maintain a 20' undeveloped buffer with the adjacent R-4 zoned properties.

Not so much a fan of this location. Farther out by Custer perhaps. Too residential behind  the Jiffy Mart property. Not a fan of that property as it's currently used either.

Yeah, me too.  Minus the fountain drink.  But does it need to come with 24 gas pumps?

I love QT, it's the way a gas and convenient store should be done.  Oh and the snacks and fountain drinks are the best!!
A new build for that location would really enhance the area 100%. I'd support it.
