New home construction on Gresham and Stokeswood

Looks like two former eyesore rresidential properties are going to be totally rebuilt from the ground up.  While walking my dog over the weekend, we noticed that one house just south of the corner of Gresham and Emerson (backs up to Brownwood park near the volleyball court) was totally torn down sometime this week, with the exception of the foundation and the porch columns.  I stopped to talk to the construction crew and he said they are building a a new house on the old foundation.  I guess they originally wanted to restore the old house, but it was in such bad shape that they had to tear it down.

Same deal with a house on Stokeswood, just south of Ormewood, next door to the home daycare center on the corner.  I saw a crew of guys tearing down the old house (it had a giant hole in the roof and front from where a tree fell on it) and they have already framed up and put the sheathing on the new house.  Look like it will be pretty nice.

...noticed both of these new construction projects over the weekend.  The Brownwood Park one is very visible from the new community garden area.

When a house is built on the old foundation, that makes it easier to get a permit, right, because it doesn't go down as a new build?
In the tax records, does that mean the house will still be listed as built in 1935 or whenever? How does that affect things like the price of insurance?

Or maybe they're happy and content, living their little donut lives until the monstrous humans come along to rip their doughy flesh open with their teeth, sucking up their jelly innards.

Gresham's permit was for interior renovations only... the Stokeswood house is for "REAR HEATED ADDITION, NEW PORCH AT DECK, INTERIOR AND EXTERIOR RENOVATION, NEW FENCE AND DRIVEWAY"  though it does seem like more than a "renovation"

Well there was no permit posted at the house on Brownwood which is far far more than a minor fix job. They've rebuilt the house from the inside out, and completely rebuilt the garage and fence, and poured a ton of concrete all without permits. Looks good though, and they added a deck but not an addition. For some reason it's just been sitting there for weeks with a sign "almost ready" but no further action on it. I wondered if it was the same crew now concentrating on other buildings?

What goes with the house on Ormewood that has the new siding started, but then they just stopped??

Are you talking about the one with the sign that says "ParcLife homes in front? This is pure speculation, but my guess would be that they did that work to fix the roof and get the property sealed up so it wouldn't leak anymore and damage the inside any further/keep homeless people, taggers and other trespassers out/stop code enforcement from issuing more citations.  That company still has another house on Ormewood for sale that has been on the market for a while, so I'll bet they are trying to unload that house first before they pour more money into a new project.

even if they wait a while before they do anything else, that house is WAY WAY better now than it was before he bought it.

Which one?  The SE corner of Ormewood or #613?
